Jones Lang LaSalle (Thailand) Limited’s Hotels & Hospitality Group (“JLL”) has been retained by Buddy Boutique Hotel Bangkok Limited (the “Owner”) on a sole and exclusive basis to offer for sale Hotel De’Moc (the “Hotel” or “Property”) situated in the heart of Bangkok’s cultural and heritage district of Pranakorn.
Located at the intersection of Wisut Kasat and Prajatipatai Roads, the Hotel is uniquely positioned directly across from Trithotsathep Temple. Originally constructed in 1958, the Hotel underwent a soft refurbishment in 2008 which preserved the Property’s classic retro style.
With a current hotel license for 100 keys, the seven-storey Hotel is situated on a generous 2.3 rai (approximately 3,600 sqm) plot of land with a grand driveway and drop-off area. The large swimming pool and car park areas offer a unique redevelopment opportunity for the Hotel to be upgraded to an upper-midscale or a boutique hotel product through better utilization of this space .A redevelopment outline provided by an architect based on current regulations has been compiled for review.
At approximately 30 square meters, the Hotel’s rooms have a spacious feel due to the 2.9-meter high ceilings. A majority of the rooms offer balconies and views of either Trithotsathep Temple or the majestic Rama VIII suspension bridge.
Ample space on the ground floor is dedicated to services, including a reception area, boardroom, retail shop, all-day dining café and a specialty restaurant.Under recently introduced regulations by the Board of Investment (BOI), it may be possible to apply for an investment promotion incentive allowing 100% foreign ownership on condition that a comprehensive renovation of the Property is undertaken. This is subject to further investigation.
While the Property is currently owner operated, it is available for sale with vacant possession of brand and management.
